Luxury Townhouses for Savos Group

Two townhouse developments of six and five lots. One survey team covers every stage: topographic plans and scheme plans for consent, drainage set-out and as-built, building set-out and certification, HIRB checks and the land transfer survey for new titles.

Six Terraced Homes, Six New Titles

A builder replaced one house with six attached homes. We set out the building in stages, checked height-in-relation-to-boundary at framing and surveyed the new stormwater as-built. We then prepared the land transfer survey for six titles, with party-wall, right-of-way and services easements, and had it certified by Council under s223 and lodged with LINZ.

Titles marked "limited as to parcels" can affect lending and sale. On one block of historic deeds land we cleared the limitation for several adjoining properties: researching the original deeds plan in feet and links, surveying century-old rock walls, pegs and fences, defining the boundaries and lodging with LINZ.

Laser scan, topographic and boundary survey of a three-storey character home on a steep site, turned into a full Revit and IFC model: roof, walls, windows, decks, stairs and stormwater downpipes. The architect designed the renovation straight from the model.

A full development journey: topographic survey, scheme plan, resource consent and engineering approval, drainage, house set-out, HIRB checks, land transfer survey and s224(c) completion.

One section became three. We pegged the new boundaries, set out foundations and houses, and checked HIRB during the build. Our certified as-built of the new public stormwater and wastewater went to Council, followed by the land transfer survey, approved titles and s224(c) completion so the lots could be sold.
